What to Expect From Your Inspection
Whether you are buying, selling or maintaining your home, Ultra Home Inspections provides professional and quality service from the moment you call us. Our licensed home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by the American Society of Home Inspectors, the leading home inspection association.
After we walk through the home together, we will carefully explain the general condition of the home and it's systems with you. We will point out any issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for future maintenance. All of this will be detailed in our easy-to-read report, that will be sent to you in PDF format. From that report, you’ll be able to see the items we discussed, including digital photos for reference.
Ultra Home Inspections Thoroughly Inspects & Reports on the Following:
Structural Systems
Foundations, grading & drainage, basements, walkways, and floor, wall and ceiling structures.
Roofing
Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.
Electrical Systems
Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and making sure your outlets are GFCI-protected.
Plumbing
Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.
Heating, Ventilation and Air Conditioning Systems
Heating and cooling equipment, ducts, vents and flues.

Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.

All home inspections include one attached or detached garage. If requested, each additional out building can be inspected for an additional fee of $25 per building. Pools, hot tubs and sprinkler systems are not part of the inspection other than to check that the system is not leaking into the house causing water damage.
Optional Service - Radon Testing
Radon is a radioactive gas that is far too common in Southwest Michigan. It comes from the natural breakdown of uranium in soil, rock and water, and gets into the air you breathe. Radon typically moves up through the ground to the air above, and into your home through cracks and other holes in the foundation. Radon can also enter your home through well water. Your home can trap radon inside.
You cannot see, smell or taste radon. But it can still cause major health problems if it is in your home. When you breathe air containing radon, you increase your risk of getting lung cancer. In fact, the Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today.
The EPA and the Surgeon General recommend testing all homes below the third floor for radon. If you find that you have high radon levels, there are ways to fix it, and typically home seller's are required to take care of the issue when it is brought to their attention.. Even very high levels can be reduced to acceptable levels.
Ultra Home Inspections LLC can complete radon testing in your home with or without a home inspection. Radon Testing with a Home Inspection is $100. Radon Testing without a Home Inspection is $150.

Optional Service - Wood Destroying Insect & Pest Inspection
Termites, carpenter ants, and other wood destroying insects can cause serious problems in the structural components of a home which go undetected for long periods of time.
Ultra Home Inspections LLC will coordinate a pest inspection that can save you thousands of dollars in structural repairs and treatment.
We partner with Mite-E Exterminating to conduct your pest inspection. They are State licensed Certified Pest Inspectors. Mite-E will provide you with a report that will document any current or previous infestations. They also provide the documentation that your lender may require – typically form NPMA-33.
The cost for a pest inspection is $60.
